Track System Full Boarding

This 15 acre track system was designed for the owner's personal herd and has room for 2 more horses. This is the best species-appropriate care available. Includes full use of facilities, high quality slow-feeder alfalfa, managed grazing, muzzle management and twice daily checks. The benefits of a track system include healthier hooves, toned bodies, healthier joints, ample socialization and horses truly living their best lives. $1200/month


Trainer Block for Lease

6-8 stalls, 6 with runs, 2 oversized, plus one storage stall for lease for a reputable trainer to operate their horse training business. Private seasonal pasture available at no extra cost. $350/horse per month


Self-Care Dry Lot space for Lease

Space for a single owner to lease for 2-3 horses. Price includes optional seasonal pasture turnout. $800/month. Optional seasonal pasture turnout available at no extra cost. Includes run-in sheds. $800/month

Our facility prioritizes species-appropriate care to ensure the highest quality of life for the horses in our charge. This system is designed specifically for owners who value the long-term well-being and happiness of their horses above all else.

Please be advised of the following considerations:

- Pricing: This is not a low-cost or budget boarding option.

- Accessibility: To maintain a natural environment, horses are not confined to small areas for easy access. Owners are responsible for retrieving their horses from the track.

- Catching Services: For your convenience, I offer "catching" services for a fee of $10 per day.



This approach offers significant advantages for equine health, behavior, and land utility:

- Increased Movement: By strategically placing food, water, and shelter at various points, horses are encouraged to walk continuously, mimicking their natural foraging behavior.

- Physical Health: Increased activity helps horses burn fat, build muscle, and improve endurance. It also promotes better digestive health, reducing the risk of colic.

- Hoof Quality: Regular exercise on varied terrain stimulates hoof growth, resulting in thicker and more resilient hooves.

- Weight Management: The track system allows for the elimination of lush grazing, which is essential for preventing obesity and laminitis while still providing ample space for movement.

- Natural Enrichment: Horses can live outdoors 24/7 in an environment that simulates natural terrain, including woods, sand pits, and water features.

- Mental Well-being: A stimulating environment allows for natural herd socialization, which significantly reduces the likelihood of developing stable vices such as cribbing or weaving.

- Reduced Herd Conflict: Multiple feeding stations allow the herd to spread out, minimizing competition and aggression often found around single feeding points.

- Increased Confidence: Navigating diverse terrain and obstacles on the track helps horses become more confident and adaptable, which translates well to trail riding.


The costs associated with our track system reflect the extensive maintenance and skilled labor required to operate the facility effectively.

Unlike traditional boarding, our track system involves continuous investment in varied footing, new features, and frequent adjustments to fence lines for grass management. These operations require skilled labor rather than general assistance, which incurs higher costs. Furthermore, the daily management of group feeding, watering stations, and regular dragging for manure management demands significant time and resources.

In addition to infrastructure upkeep, our team conducts twice-daily horse checks and manages strip grazing schedules and optional muzzle management throughout the year. These comprehensive services ensure the highest standard of care for the horses but require a substantial commitment of materials and specialized labor.


We are currently offering a budget-friendly self-care boarding option in our dry lot, which features run-in sheds. At this time, we have one dry lot space available.

This space can be configured in two ways:

- Partial Space: $400 per month for one owner with one horse (occupying half of the space).

- Full Space: $800 per month for one owner with one to three horses.

This arrangement includes one stall for hay storage. Please note that hay and other optional amenities are not included. However, hay and hay feeding services and fair weather/daytime track turnout can be added for an additional $400-600 per horse. Cleaning services are not provided for this specific boarding option.


 We do not offer any work trade for boarding. 


While we believe that a full-time outdoor lifestyle is most appropriate for horses and do not offer traditional long-term boarding, we understand that some owners may prefer overnight stabling during extreme winter weather or for horses requiring special care.

For the winter months, we have box stalls with runs available to rent under a self-care arrangement. This means that morning turnout, evening stabling, stall cleaning, feeding, and watering are entirely the owner's responsibility. Please note that daily track turnout remains mandatory unless weather conditions are severe.

The rate for a dry stall with a run for winter overnights is $350 per month. While we do not offer regular paid care for stabled horses, we can cover these duties on an occasional basis for a fee of $50 per day if you are unable to attend to your horse.


Our approach is based on the temporary nature of horses in training. While we do not support long-term confinement in small areas, horses in training and sales programs are typically boarded for only three to nine months before returning home or being sold. Because of this short-term duration, we offer trainers the opportunity to lease space to operate their businesses.

Furthermore, horses in training receive consistent daily work. Introducing unfamiliar horses into a new herd for a limited time can be problematic due to the necessary adaptation period. Therefore, it is more prudent to keep horses in separate, adjacent enclosures for the duration of a short-term training program.

She is an amazing, safe-safe-safe little lady.  She can go anywhere and do anything and is suitable for a D1 child in full training or a D2 in half training and is eligible for all Pony Club and WASHET on and off-property rallies, shows and events, English or Western. Age 8 and up, under 120 pounds. 

Zara

Zara is available for half lease.  This classy gal is suitable for recreational riders of all levels and for beginners (D1, D2 or D3) level Pony Club riders and is eligible for on-property riding and in-house shows, English or Western. Rider age 10 and up, under 170 pounds.

Melian

Melian is available for half lease.  This extraordinary mare is suitable for all levels of recreational riders and for beginners.  She is eligible for on property casual light riding and in-house shows, English or Western. Rider age 10 and up, under 230 pounds.

Justice will be available for full or half lease Fall of 2026 and is suitable for confident D2 (Intermediate Beginner) riders. She is eligible for in house and off property Pony Club and WASHET events, English or Western.  Rider age 10 and up, under 130 pounds.

"Louie" is available for full or half lease. This athlete extraordinaire shines in Dressage and is suitable for most confident D3 level riders (advanced beginners).He is available for all Pony Club on and off property rallies, shows and events (and some WASHET events) Rider age 13 and up, under 220 pounds.

Dixie is available for full or half lease and is safe, safe, safe for all levels of recreational and beginner riders. She is eligible for all on and off property Pony Club and WASHET events, English or Western. Rider age 8 and up, under 160 pounds. 

Moki

Moki

Moki will be available for half or full lease starting Fall of 2026.  He is a mustang best suited for a small older teen or adult interested in learning about the unique intricacies of mustangs.  Adults under 140 pounds.
